The Importance Of Using A Good Custom Home Builder

Not all custom home builders are alike. They do not all use the same products or sub contractors. Here in SWFL you may have heard how home builders do not always pay their sub contractors and how that leaves you responsible for the bill and even a lien on being placed on our new home.

There are somethings that set a good custom home builder apart from the others.

1. Partnership with the Client - Developing a partnership relationship with your custom home builder is important in building trust so that feel comfortable with your builder. Some questions you will want to ask yourself are: Do they get to know you? Do they listen to your desires and your expectations?

2. Budget - Staying with in budget is always a key factor when building a custom home. While there is always unexpected cost changes there are some questions you will want to ask yourself are; Do they listen to your budgetary needs. Do they explain the budget process and how ad when draws occur? Do they explain all costs?

3. Communication - Effective communication is another key factor when looking for a custom home builder. Some questions you will want to ask yourself are; Do they communicate with you the client throughout the process? How involved is the client allowed to be in the preliminary design phase? Do they explain the changes in costs when a change in design is made. how will do they listen to you?

4. Costs and Fees - The monitoring of costs and fees is another important factor when choosing a custom home builder. Most custom home builders charge a project management fee. Is that fee a fixed amount of a percentage of the total final cost. If it is a percentage you will need to be mindful that you builder is not adding extra costs so as to increase their fee. With a fixed cost there is no chance of this occurring and you know that cost ahead of time.

5. Monitoring of costs and fees - Close monitoring of costs will keep your home building project within budget. Does your home builder monitor ad report to you all costs to date?  Do they make adjustments so that your project stays with in budget? You will want to find a custom home builder that does report to you on an ongoing basis.

6. Subcontractors and Products - Quality is what is important here. There are some products that can be used that may be more costly up front but will save you money in the long run with your electric and home owners insurance. There are ways to save money on home owners insurance based on home your roof is constructed. Here in SWFL that is vitally important due to the threat of hurricanes. You need to ask yourself f your custom home builder uses these cost saving products and construction.

Using a quality custom home builder will save you time, money and aggravation. So do your homework first and investigate before you sign a contract. It is not always about price when you want a custom home that will withstand the test of time.
